			<content:encoded><![CDATA[<p>Q. I have read several of your answers to questions on the Decorative Concrete<br />
Forums and hope you would answer a few questions for me.</p>
<p>I am the owner and GC of a new construction house and garage in a rural part<br />
of Central Texas (Hico, TX) to have stained, sealed, and possibly waxed<br />
concrete flooring.</p>
<p>Cleaning the floor with a floor machine and pressure washer and should acid<br />
stain the floors next week.</p>
<p>Background Info:<br />
3050 sq ft total (house and garage).  Slick concrete burned finish.<br />
4 ft diamond pattern cut 1/4 inch wide 1/16 deep with border.<br />
Rural 75 acre cattle and goat farm with sand always tracked into house.<br />
Malay Tan Kemiko stain has been performed on sample area.  House is framed and roofed and ready to be insulated and sheet rocked.<br />
Performed successful 2&#8242;x2&#8242; plastic sheet water test on slab.<br />
Temp in Central Texas is typical about 45 to 70 degrees average now.</p>
<p>I corresponded with Lindy Ausburne who recommended using 100% solids epoxy.<br />
(150 sq ft/gal -21 gallons of their BC125 Epoxy) single coat without primer.<br />
Lindy did not suggest using two coats of less than 100% solids that have a<br />
longer pot life than the typical 20 &#8211; 30 min for 100% solids.</p>
<p>1) Could you guess at the approximate minimum cost to get a good<br />
subcontractor to put on the epoxy?  One coat of 21 gallons.<br />
2) Looks like it will take two people if I have to do the epoxy coating, but<br />
Sherwin Williams said I need 3 people to mix, squeegee, and roll this amount<br />
as a continuous application.  SW also do not recommend a single coating of<br />
100% epoxy and recommended a seal epoxy coat and a final 100% coating.  They<br />
gave me a 50% change of success with a single coat.<br />
3) If I have to put the sealer and finish coat on with a single person do<br />
you have any suggestions that would be durable in this abrasive environment.<br />
4) Will a Kemico <a title="Malay Tan Concrete Stain" href="http://concrete-floor-stains.com/concrete_acid_stain-perma_pro_2x.html" target="_blank">Malay Tan</a> Wax be transparent enough to use for a wear coat?<br />
5) Is there a better solution to the sealer/finish coat for this<br />
application?</p>
<p>I sincerely appreciate any suggestions you can offer me on this project.</p>
<p>A. First off in your environment I surely wouldn&#8217;t use an epoxy as a sealer for your floor unless you put two coats of aliphatic urethane over the epoxy and then several coats of floor finish, preferably 22-25% solids.<br />
If you are in a sandy environment I don&#8217;t care what you use its going to scratch. The <a title="Ez Glo Concrete Floor Polish" href="http://concrete-floor-stains.com/ez_glo_concrete_floor_polish.html" target="_blank">floor finish</a> is a sacrificial lamb for the sealer nothing more.<br />
Unless you are using the epoxy to get that depth of field look that it gives that no other sealer can I would go with one coat of 22% solids solvent sealer for a good bond to that highly burnished concrete you mentioned followed with a coat of 30% solids solvent sealer and three to four thin coats of a high quality floor finish or polish. This is going to save you a ton of money and last just as long provided you maintain the floor maintenance schedule. Wear respirators for sure!!</p>
<p>This would include mats at all your doors and cleaned regularly, regular dust mopping and an occasional damp mop with a neutral cleaner such a Zep neutral cleaner available at Home Depot or Johnson&#8217;s Citrus neutral available at Lowe&#8217;s.<br />
Don&#8217;t even bother with the Kemiko wax, it’s a maintenance nightmare, especially in your environment.<br />
If you have very burnished concrete be prepared for the Kemiko stain to not take very well. All in all in my opinion its not a very powerful stain. You may want to try it straight on the second application if it doesn&#8217;t take well. Just my experience with it, that’s why I don&#8217;t use it or recommend it. Too pricey.</p>
